DURING THE DESIGN
AND CONSTRUCTION PHASES
SCHEMATIC DESIGN PHASE

| Secure certified plot plan, and topographic plan if relevant. | Outline program and budget options | |
| Establish program requirements in order of their importance. | Prepare "Existing Conditions" drawings of areas to be affected by remodeling. | |

Notify Client of potential zoning or other regulatory concerns to be addressed. | |
| Draw up preliminary design options with budget estimates of each option. | ||
| Meet with Architect to explore the different options proposed. Decide on one plan to develop further. At the end of this phase the scope of the project and the approximate budget are determined. |

| File for permits from Public Regulatory Boards where necessary. | Work now focuses on the specific aspects of the building project: | |

| Respond to and approve the design documents which will describe exactly what the building or addition will be like. | All of the above are explored with careful attention to costs. |

| Respond to questions regarding detailing of the project. | Prepare working drawings and specifications in enough technical detail for a Contractor to build the project. | |

| Should carry personal liability and property insurance for Site and all goods on it. | Serves as Owners' agents in all communications with the Contractor. Administers the Construction Contract. Visits the site periodically to review the work and to determine if the work conforms to the Contract Documents. | Supervises construction, determines the methods and procedures to be used on the job. Unless otherwise stipulated by the Owner, the Contractor hires all laborers, and secures all equipment, utilities to site, permits. Can object to the use of certain subcontractors or suppliers. | ||
| Hires, supervises, and pays all subcontractors. Must notify the Owner and Architect of the names of those who will be supplying or executing major portions of the project. Responsible for saftey conditions on the job and for carrying insurance for laborers. | ||||
| Approves payments to the Contractor. | Reviews applications for payment to determine if appropriate percentage of work has been completed. | Applies for payments at set intervals. | ||
| Approves change orders. | Prepares change orders covering authorized c hanges in work. | Negotiates changes in specific work. | ||
